Can I extend, convert or adapt this property?

Thinking of buying a property with plans to extend it, convert the loft or garage, or open up the layout? Or already own it and want to know what's realistic? We'll give you clear, independent advice on what's possible before you commit, and can then prepare the drawings for your planning application.

What we look at

  • What's physically possible – the layout, construction and space available, and how the work would affect the rest of the property
  • The likely planning route – whether the work may fall under permitted development or need planning permission, and whether the property is in a conservation area or is a listed building
  • Structural points to watch – load-bearing walls, foundations, roof structure and other areas where a structural engineer will be needed
  • The Party Wall Act – whether your neighbours are likely to need formal notice
  • Building Regulations – the main requirements the work will need to meet
  • Who you'll need next – such as a structural engineer, a Building Regulations designer or a party wall surveyor

You'll receive a short written summary of our advice.

Two ways to get advice

Online consultation – £95 including VAT

Ideal if you're still looking at properties or want a quick view. Send us the property details, photographs and your ideas. We'll review the planning history and any restrictions that apply to the property, talk it through with you on a video call, and send you a written summary.

Site visit – bespoke quote

For a fuller view, we visit the property, look at the construction in person and take the measurements we need. You'll then receive a written summary of our advice.

Planning and feasibility drawings

If you decide to go ahead, we can prepare measured existing and proposed drawings for your planning application, and submit the application to the local planning authority on your behalf. The council's planning application fee is payable by you in addition to our fee.

Please note: we prepare drawings for planning purposes only. Building Regulations drawings, structural calculations and principal designer duties are carried out by other specialists, and we can point you to the right people. No one can guarantee that planning permission will be granted, but we'll tell you honestly where we see risks.
