Schedules of Condition

A schedule of condition is a detailed written and photographic record of the condition of a property on a particular date. It gives everyone involved a clear, agreed starting point, which can prevent disputes later.

When you might need one

  • At the start of a lease – so the landlord and tenant both know the condition of the property when the lease begins, and what has to be put back at the end. We regularly prepare schedules for solicitors acting on lease matters.
  • Before building work next door or nearby – a record of your home's condition before work starts, so any later damage can be identified
  • Before work on your own property – a record of the property's condition before major works begin

What you'll receive

  • A written schedule, room by room and element by element, describing the condition of each part of the property
  • Dated photographs throughout, referenced to the schedule
  • A report you can share with your solicitor, landlord, tenant or neighbour

We prepare schedules of condition for residential properties. We do not act as a party wall surveyor; if a party wall award is needed, the schedule can be used by the appointed party wall surveyor.
