Boundary Assessments
Boundary disputes can be complex and stressful. We provide expert boundary assessments to help establish the legal boundary of a property, prepare boundary plans, and provide reports suitable for use in dispute resolution or legal proceedings.
Important — scope of our service
We are not expert witnesses and do not produce Part 35 compliant reports for use in court proceedings. Our service is an initial assessment only — identifying whether any encroachment or boundary discrepancy exists, where it is, and by how much. If you require an expert witness report, you will need to instruct a suitably qualified expert separately.
How we can help
Compulsory first step
A surveyor consultation must be completed before an on-site boundary assessment can be booked.
Surveyor Consultation — Online
Our surveyor will carry out a desktop study — reviewing deed plans and any available historic data. Where deed plans are not available, we will advise on what you need to obtain. We will also review your photographs and discuss any potential limitations with undertaking the assessment, helping to manage expectations before any on-site visit is arranged.
As part of this consultation we can arrange a video call where you can walk us around the site, allowing us to gain further clarity on your individual requirements.
This consultation protects you from abortive costs. In past cases, limitations have only become apparent once the on-site assessment was underway — at which point a partial refund can be issued for work not completed, but this is considerably more costly than identifying those limitations at the outset.
Following your consultation
Onsite Boundary Assessment
Once your consultation is complete and we are satisfied that an on-site assessment can be carried out effectively, a surveyor will attend the property to carry out a physical inspection and measurement, producing a compliant boundary plan and a written report of findings.
This is a separate service with its own terms and costs. Once the scope of the on-site assessment has been identified through your consultation, we will issue a separate fee proposal and new terms of engagement. The on-site assessment will not be booked until the fee and terms have been agreed.
