A RICS Home Survey Level 3 — formerly known as a Full Structural Survey or Building Survey — is the most thorough and detailed survey available. It is designed for buyers who need a comprehensive understanding of a property's condition, particularly where the building is older, larger, or shows signs of defects.
Unlike a Level 2 survey, a Level 3 report goes beyond condition ratings to provide a detailed description of each defect found, an analysis of its likely cause and extent, and specific advice on the remedial works required. Where further specialist investigations are needed — such as a structural engineer or drainage survey — these will be clearly identified.
